CC&Rs (Declaration of Restrictions) (1997)
This is the main document that governs the HOA. It first became effective in 1977 and was substantially revised in 1997 to the current version (the revision required a court order, as reflected in an Addendum, because a quorum of members was not reached in voting).

Articles of Incorporation (1977)
This document established the CLCHOA as a California non-profit corporation. It became effective in 1977 and has not been modified since.

The governing documents are linked to all of the properties in the development through their Titles and are binding on all current and future owners and lessees (e.g., see part E of the "Recitals" portion of the current Declaration of Restrictions).
When a home is purchased in California, the buyer and seller sign an agreement that contains a requirement that the seller provide the buyer with copies of the governing documents and other associated documents. For example, see section 6 of the California Association of Realtors' "California Residential Purchase Agreement and Joint Escrow Instructions".
In addition, if the home is financed with a mortgage, the lender typically places further restrictions on the owner, such as prevention of termination of the HOA or termination of professional management of the HOA, without prior written consent from the lender. For example, see section E of this Fannie Mae/Freddie Mac "Multistate Planned Unit Development Rider, which is included among the numerous documents signed when closing a loan.
