Article 6 of the CC&Rs requires that all residents fulfill certain repair and maintenance requirements, including, but not limited to the following items:
The management company monitors compliance with a monthly inspection of the community and accepts complaints from residents. If the manager feels that there is a violation, a violation notice will be sent to the owner citing the relevant governing document section. The owner can rectify the violation or appeal to the Board of Directors. If the violation is not rectified, the owner may be sent violation notices that may lead to a hearing for consideration of a fine.
