The management company assists the Board of Directors with the administrative responsibilities involved in running the business affairs of the HOA. These services include the following:
Billing and collection of assessments
Distributing annual documents (Financial Review, Budget, Reserve Study, Policy Disclosures)
Accounting
Monitoring the performance of service contractors (see below)
Auditor
Insurance
Landscapers
Attorneys
Tax preparer
Handling homeowner requests, including architectural change requests and complaints
Distributing Board meeting notices, agendas, minutes, election ballots, newsletters, etc. to members
Providing guidance at Board meetings
Monitoring compliance with the CC&Rs, including monthly monitoring of the repair/maintenance status of properties and generating violation notices when violations are detected
